About DealForge

What is DealForge?

DealForge is an all-in-one real estate investment platform. It lets investors analyze deals across wholesale, fix-and-flip, BRRRR, buy-and-hold, and ground-up development; screen properties against a saved buy box; build branded funding proposals; and run rehabs from one deal record.

Who is DealForge for?

Active real estate investors — wholesalers, fix-and-flippers, BRRRR investors, long-term landlords, and small developers — and the agents and lenders who work with them.

Is DealForge open to sign up?

Not yet. DealForge is invite-only while we onboard early operators in waves. Join the waitlist and we'll send your invite when a slot opens.

Deal analysis

How does DealForge calculate ARV?

ARV (after-repair value) is calculated by pulling comparable sales within a configurable radius and price band, weighting by recency and similarity (beds, baths, square footage), and producing a defensible estimate you can override line by line.

What's the formula for MAO?

DealForge uses the standard formula MAO = (ARV × LTV%) − Rehab − Holding − Fees − Profit. Every input is adjustable per deal and per strategy.

Can I underwrite the same property with multiple exits?

Yes. One input set drives wholesale, fix-and-flip, BRRRR, buy-and-hold, and ground-up math in parallel, so you can see which strategy actually wins on the same property.

Funding & marketing

What's in a DealForge funding proposal?

Cover with your branding, property overview with photos, deal financials, loan terms, borrower track record, risk and mitigation narrative, and a budget appendix — exported as a PDF and saved per deal.

Can I share a deal publicly without a login?

Yes. Every deal can generate a marketing flyer with an unguessable public share link. Anyone with the link can view the property, financials, and a buyer-profit calculator — no account required.

Can I send the flyer to flippers AND landlords?

Yes. You can build a 'To Flippers' flyer (ARV/rehab/profit) and a 'To Landlords' flyer (rent/cash flow/cap rate) on the same property.

Project management

Does DealForge replace my project management tool?

For real estate rehabs, yes. The Project module includes a Gantt schedule with trades, lender draws tied to budget line items, a transaction ledger, and a photo log keyed to the deal.

Can I import an existing budget?

Yes. You can start from a template, paste from a spreadsheet, or duplicate a previous deal's budget.

Data, privacy & exports

Is my data really mine?

Yes. You can export your deals, budgets, comps, and proposals at any time. We never share or resell underwriting data.

How is my data protected?

All data is stored in a secure cloud backend with row-level security. Every deal is scoped to your organization.

Pricing & billing

How much does DealForge cost?

Plans start at $49/mo for Solo, $149/mo for Team (up to 5 seats), and $399/mo for Pro (unlimited seats and white-label exports). Annual plans receive roughly two months free.

Is there a free trial?

Yes. Every invited operator gets a 14-day full-access trial. We don't ask for a card up front.
